A Fix & Flip loan is short-term financing designed for real estate investors looking to purchase, renovate, and resell a property. It provides the capital needed to acquire and improve the property. By successfully renovating and selling the property at a higher price, investors can repay the loan and earn a profit.
If you choose to keep the property after renovations to generate long-term cash flow or benefit from its value growth, you can refinance your Fix & Flip loan with a long-term loan. This can be done through a traditional lender or private lender, allowing you to transition to more stable, long-term financing.
If your project includes a construction line of credit, you can request funds as you complete different phases of the work. To do this, you’ll need to submit a draw request form that outlines the completed items from your approved budget. Once submitted, an inspector will verify that the work matches your request. If everything checks out, the funds will be released directly to your designated bank account. You have the flexibility to request draws as often or as little as needed throughout your project, based on your cash flow requirements.
The Fix & Flip program supports a variety of value-add strategies, depending on your goals, the property’s condition, and the local market. Some investors opt for minimal renovations to quickly resell the property with low risk. Others focus on maximizing value by making significant improvements, such as adding square footage, updating major systems, or enhancing curb appeal. The strategy you choose will ultimately depend on your investment objectives and the potential of the property.
Yes, our Fix & Flip program is open to new investors looking to buy, renovate, and sell properties. While you may need to contribute a slightly higher portion of the costs upfront, we are here to support you throughout the process. Partnering with a strong team—contractors, real estate agents, and mentors—can help set you up for success. We enjoy working with new investors and take pride in seeing them achieve their goals.
